Understand what is on your roof

What is “roof mold”?

“Roof mold” is a common name customers use for dark streaks and organic buildup on a roof. Many black streaks on asphalt shingles are actually algae, often associated with Gloeocapsa magma, rather than mold. Moss forms thicker green patches, while lichens can look like firmly attached crusty spots. Dirt, weathering, and other stains can look similar, so we assess the roof before recommending treatment.

Shade and lingering moisture can favor organic buildup. Cleaning addresses that buildup and improves appearance; it does not repair leaks, worn shingles, or other roofing defects. If we see concerns during the assessment, those may need a roofing contractor’s attention.

Roof cleaning results from Pressure Pro Power Washing. Every roof’s condition and results are different.

Why we use a soft wash approach

Soft washing relies on a suitable cleaning solution and low-pressure application instead of blasting the shingles. High-pressure washing can damage asphalt shingles. The roof material, condition, and manufacturer’s care instructions guide the method used.

Asphalt shingle cleaning commonly uses a sodium-hypochlorite-based treatment diluted for the application. Product selection, strength, contact time, and rinsing must suit the roofing system and product directions. Metal roofs and coated surfaces need their own assessment; a method suitable for asphalt is not automatically suitable for every roof.

Asphalt shingle cleaning guidance

We follow ARMA and GAF cleaning recommendations to clean your roof!

Pressure Pro Power Washing follows the asphalt-shingle cleaning recommendations published by the Asphalt Roofing Manufacturers Association (ARMA) and GAF, a shingle manufacturer. ARMA is the industry’s manufacturers’ association.

Our approach uses appropriate cleaning solutions and low-pressure methods, with the specific shingle manufacturer’s instructions guiding product selection, dilution, application, contact time, and rinsing. We do not use high-pressure washing to clean asphalt shingles.

How we clean your roof

From inspection to the final review

We explain the work, select a suitable treatment, and discuss what results to expect before cleaning begins.

01 / ASSESS

Inspect the roof and growth

We review the roof type, visible condition, staining, access, and surrounding areas. We distinguish organic buildup from wear or other staining and provide an on-site estimate with the agreed cleaning scope.

02 / PREPARE

Plan protection and runoff

We review landscaping, gutters, downspouts, nearby finishes, and water access. Preparation includes appropriate plant wetting or protection and planning for treatment runoff. We consider weather and wind when scheduling and applying treatment.

03 / TREAT

Apply the soft wash treatment

A roof-appropriate solution is applied at low pressure to the affected areas. The treatment works on organic growth without relying on forceful pressure against the shingles. Application is controlled around roof details and neighboring surfaces.

04 / ALLOW TIME

Let the cleaner work

We allow contact time according to the selected product and roofing requirements, monitoring the surface and adjusting treatment where appropriate. Roof cleaning is not a single fixed recipe for every material or level of buildup.

05 / FINISH

Rinse/Rain as appropriate

Rinsing follows the roofing manufacturer’s and cleaning product’s directions, using low pressure where called for. Firmly attached moss or lichen is not aggressively scraped off shingles. Remaining treated material may release gradually; we explain any expected follow-up.

06 / REVIEW

Check results and discuss care

We review the treated areas, surrounding property, and any remaining staining. We explain what has improved, what may take longer, and any limitations caused by wear or permanent discoloration. Ask us about your written warranty and its terms.

Roof cleaning questions

What to expect

Will my roof look clean immediately?

Dark algae staining may improve quickly, while thicker moss and lichen can take longer to release after treatment. Existing damage, oxidation, or permanent discoloration will not be corrected by cleaning. We discuss realistic results for your roof before starting.

Do you offer a roof cleaning warranty?

Ask about Pressure Pro’s 10-year written roof cleaning warranty. We explain eligibility, coverage, exclusions, and any maintenance requirements in the written terms provided for your project.

Does cleaning mean I do not need a new roof?

Cleaning can improve a roof’s appearance when buildup is the issue, but it does not restore worn-out shingles or fix leaks. A roof with damage or age-related deterioration may need repair or replacement assessed by a qualified roofer.

Can the growth come back?

Organic growth can return over time. Conditions such as shade and moisture influence recurrence. We can discuss roof care and the applicable written warranty during your estimate.
